What is an EPC?

An EPC (Energy Performance Certificate) is a government mandated certification showing how energy efficient a property is, rated from A to G. It includes the buildingโ€™s current energy performance and it’s environmental impact.

Why is an EPC required?

An EPC is required by law when a property is built, sold or rented. It ensures occupiers and buyers understand the buildingโ€™s energy efficiency.

When do I need an EPC?

You need an EPC when a property is built, sold or rented. You may also need one for certain compliance obligations, such as MEES requirements for commercial buildings.

What are the EPC changes going forward?

The government plans to tighten EPC requirements for commercial properties over the coming years. Minimum standards are proposed to rise to EPC C by April 2027 and EPC B by April 2030, supported by two compliance windows: 2025โ€“2027 for achieving C and 2028โ€“2030 for achieving B. These changes are intended to drive higher energy performance and greater efficiency across the commercial property sector.

What happens if I do not obtain an EPC?

Failing to obtain or provide a required EPC for a commercial property can lead to fines of ยฃ500โ€“ยฃ5,000 (up to 12.5% of the buildingโ€™s rateable value) and may prevent the property from being marketed, sold, or leased.
