On 1st October 2008 as part of The Energy Performance of Buildings Directive it became a legal requirement to obtain a Commercial Energy Performance Certificate (commercial EPC) before marketing a property. Without it, vendors face fines of up to £5000.
The requirement is that an ‘epc’ is to be provided for every property and will give any potential tenants/purchasers an estimate of the buildings energy usage and its CO2 emissions.
EPCs are not just a legal requirement but, also provide greater importance to the environmental value of a property. The Ratings now achieved and the improvements identified within the report will undoubtedly influence the decisions that investors, buyers and occupiers make and enable them to compare with similar buildings. Therefore, the higher the energy efficiency rating, the more desirable a property is likely to be.
Our Accredited Energy Assessors have carried out over 10,000 Energy Assessments and have been part of the testing procedure in Scotland for Section 63 compliance.
